The ground has officially broken on Olympus Sandton, a flagship R1.2 billion luxury residential development set to elevate the Sandton skyline and redefine mixed-use living in Johannesburg’s most prestigious urban precinct.
This was announced by Property developer Tricolt Group, in partnership with Growthpoint Properties, on Monday.
“The site’s position on the ridge places Olympus Sandton at the literal and figurative pinnacle of Sandton,” says Aram Lello, head of design for Tricolt Group.
“It is embedded within a future-focused, walkable, live-work-play precinct. As you crest the rise into Sandton, the two towers will appear sculptural and dynamic, an iconic entry point into the city.”
With 420 of the 529 units already sold, and R1.2 billion in sales secured within eight months of launch, Olympus Sandton is said to stand out as one of the fastest-selling residential developments in the area’s recent history.
Located in the emerging Sandton Summit Precinct, the development occupies the precinct’s highest elevation, offering unmatched 360-degree views and forming the primary gateway into Sandton.
The residential development was designed by Australian-based firm ClarkeHopkinsClarke Architects in collaboration with DHK in South Africa. The towers feature an alternating twist geometry that creates a dynamic visual rhythm and optimises views.
Strategic significance of the development
Growthpoint Properties has emphasised the strategic significance of the Olympus as the latest development in its mixed-use Sandton Summit precinct, where it is shaping its vision to create South Africa’s premier walkable mixed-use precinct.
Growthpoint has been rolling out different elements of the Sandton Summit vision for over a decade. Situated at the high-profile junction of Sandton/Katherine Drive and Rivonia Road, Sandton Summit is anchored by Discovery’s head office building (co-owned by Growthpoint 55% and Zenprop 45%).
Olympus Sandton is said to be the property group's first development in the precinct, positioned to capture the increased demand for residential property in Sandton Central.
“As South Africa’s cosmopolitan business capital, Sandton is undergoing a revival and Olympus Sandton is rising with it,” says Neil Schloss, the Head of Asset Management South Africa at Growthpoint Properties.
“Accelerated by strong sales, this development reflects our strategy to unlock prime value through market-aligned, mixed-use spaces where people want to live, work, and connect.”
The development has already achieved an impressive sale with the Penthouse in tower 1 being sold for a base price of R40 million, while the estimated final value of the property with upgrades is expected to be R44.45 million.
Unparalleled sales performance
Launched at the end of February this year, the development has set new benchmarks for luxury residential sales in Gauteng. Over the four-day launch, Olympus recorded R1 billion in sales.
The development’s Olympus buyer profile is split between 70% local buyers and 30% international buyers, while 75% of owners are investors and the remaining 25% owner-occupiers.
Tricolt attributes the strong uptake to its loyal base of repeat buyers, many of whom bought units before visiting the site, reflecting deep trust in the brand’s delivery and returns.
The accelerated unit sales prompted the developers to fast-track construction, with both towers being built simultaneously as opposed to in phases. Building both towers concurrently ensures residents enjoy full amenities from day one.
Development's features.
A key feature of Olympus Sandton is the addition of offerings from the Marble Hospitality Group, bringing a premium culinary and retail experience directly into the development.
This includes the Marble Restaurant on the 18th floor with sweeping 360° views of Sandton and the Pantry by Marble on the ground floor of the podium facing Rivonia Road, activating the street edge.
The podium level will also house a lush sky garden, complete with a resort-style pool deck, a cocktail lounge area and a fully equipped gym.
Sustainability
Sustainability is integrated into the architecture, with natural light and ventilation a key design aspect of every unit. Performance glazing reduces heat gain, and the building boasts energy and water-efficient systems.
“Olympus Sandton is about a curated, human-centric lifestyle,” says Jessica Cabanita, the Director of Tricolt Properties.
“From concierge arrival to the sky garden and best-in-class hospitality, residents experience an elevated lifestyle long before stepping into their own apartment. Nothing else in Sandton offers this combination of architecture, amenities, and design thinking.”
The construction on Olympus Sandton will take approximately 26 months, with estimated completion set to be in early 2028.
In an article titled South Africa’s Commercial Property Development Industry: A Comprehensive Market Analysis for 2025, published by the Currie Group at the end of July this year, mixed-use developments represented the fastest-growing segment within South Africa’s commercial property landscape, capturing 7% of the current market share but projected to expand significantly through 2030.
The real estate investment, development, and management company said major mixed-use projects in Johannesburg’s Sandton district and Cape Town’s V&A Waterfront area have demonstrated the market appetite for integrated developments that combine office, retail, residential and entertainment components.
These projects achieve premium valuations due to their ability to generate multiple revenue streams and create vibrant urban communities, it said then.
