As 2025 comes to a close, home buyers and property investors in South Africa are increasingly turning their attention to up-and-coming suburbs. With various trends taking root, a property group has identified three suburbs that are capturing the imagination of prospective buyers for the upcoming year.
Adrian Goslett, CEO and Regional Director of REMAX Southern Africa, explained, “When we compare where interest is spiking online to where sales are actually closing, a strong picture forms of which suburbs are emerging in the upcoming year.” This insight is critical for those looking to make informed property decisions in a dynamic market.

Leading the pack, Parklands has captured the interest of buyers across South Africa. Its combination of affordability compared to other coastal areas and an attractive setting makes it particularly appealing. According to REMAX, its position as the most searched suburb underscores the demand for real estate in this area, which continues to gain momentum.
Second on the list is Morningside, a suburb that stands out for its impressive blend of established freehold homes, upmarket clusters, and contemporary apartments. The proximity to Sandton, one of the economic hubs of the country, coupled with access to premium schools and lifestyle amenities, enhances its desirability. The area’s consistent performance in both search interest and sales highlights its strong market position.
Finally, Bryanston solidifies its status as a top contender among Johannesburg suburbs. Thanks to significant infrastructural improvements and ongoing developments focused on family-oriented housing and gated communities, Bryanston continues to attract buyers who seek a balance of space and accessibility to corporate areas. The suburb’s sustained demand marks it as a reliable investment opportunity.
“For prospective buyers, emerging suburbs offer a chance to enter markets before pricing fully adjusts to rising demand. Properties that cater to today’s priorities—such as reliable security, outdoor space, and work-from-home options—are especially sought after,” Goslett adds.
As we look toward 2026, these emerging suburbs present a wealth of opportunities for those looking to invest in South Africa’s dynamic property market. For more real estate advice or to connect with your nearest REMAX office, visit www.remax.co.za.
